Roof Guttering - Why is it so important?

Your guttering is likely something you rarely think about, it is however doing a very important job protecting your property, as long as it's working correctly!

Gutterings key role is to channel water into the desired location, whether that's a drain or soak away. This doesn't sound like much but when there's a storm or heavy rain downpour, it can be very taxing on your guttering to manage to flow of water. If you guttering is not performing effectively it can lead to water getting to part of your property that it shouldn't which can lead to damage and repairs.

Potential Damage and Benefits

Foundations and Erosion

Without guttering it would be quite easy for rainwater to pool around your property. This additional damp can lead to problems below ground, including your buildings foundations, which over time could be weakened. The most sever outcome from this could be subsidence, if the water collection wasn't noticed for a long time.

The additional run off from the roof can also expedite the damage by eroding the soil around the foundations of the property, making it easier for water to cause damage. This can also wash topsoil away from your property ruining gardens and bed plants. Aside from damage to your property, pooling water also unsightly and can cause issues with stagnating water attracting insect or unwanted wildlife.

Property Sidings

If water is allowed to get to the exterior of your property, over time it can cause staining or damage to render on your external walls. This can also affect window opening for example, with pooling of water on window sills, which combined with a compromised seal could cause damage to occur inside your property as well. Having guttering in place directs water away from these areas and protects your property sidings from damage like this.

Improved Aesthetics

As above the staining and damage that water can cause to the exterior of you property can cause it to lose it's curb appeal, and cause constant hassle with cleaning and cosmetic remedial work. Additionally when you look up at most properties, they will have guttering fixed to the fascias. Without this the roofline can look unfinished, and with the modern guttering solutions we use, when combined with matching soffits and fascias, it really does provide the perfect finish for your roof.

The Take Away

So the main thing to take away from this is it is important to check your guttering at least every few months to make sure it all look in good condition, and if possible have a look when it is actually raining to make sure there are no leaks and the water is draining away correctly.
